DVE didn't begin with a business plan. It began with a single property — a house that needed work, bought with the idea of fixing it up and renting it out the right way. There was no property management software, no team, just a lot of hands-on repairs and a commitment to treating whoever moved in fairly. That first house led to another, and then another, and over five-plus years what started as a personal investment slowly grew into DVE Rentals.
What hasn't changed along the way is how we operate. Every property we've added has gone through the same process: buy it, fix it up properly, and manage it ourselves instead of handing it off to a faceless management company. That's still true today, whether we're managing one property or a dozen.
We think renting a home shouldn't feel like a transaction with a stranger. A lease is the start of a relationship that can last years, and we'd rather build that relationship on trust than paperwork. That shows up in small ways — picking up the phone instead of routing you through a call tree, being upfront about what a home needs before you sign instead of after, and treating a maintenance request like something that needs fixing today, not next month.
DVE Rentals is run by Derek Vogel, who still personally handles the day-to-day of every property — from tenant screening to maintenance calls. When you reach out to DVE, there's no layer of management between you and the person who actually makes the decisions.
St. Marys and the Grand Lake area are home for us, not just a market. We're invested in these neighborhoods the same way our tenants are, and we'd rather build a long-term reputation here than maximize short-term profit on any one property. If a home needs real work before it's ready to rent, we do it — because we're going to be here next year too.
